Capture a Room
Document a room for the designer's record — photos, palette, dimensions, finishes, and notes. Save as draft or submit for the project.

Lara chooses what to change and calls the engine. Every number on your plan is computed by the engine, never written by the model. Each turn lists the tools she invoked.
Scan an existing house with BFTS Room CaptureSomething like “a two-story on a half-acre in La Quinta, four bedrooms, Spanish style” is plenty to start.

Massing view built from the same geometry as the drawings, so the two cannot disagree. Drag to orbit, scroll to zoom — you can fly all the way inside. Set Walls to Cut away to look down into the rooms. Green glazing marks the emergency escape windows. Finishes and materials are not modelled — this shows size, shape and layout, not appearance.

UNVERIFIED CODE DATA — CONFIRM BEFORE RELYING ON THESE CHECKS Some code values and zoning parameters used to check this set have not been verified against the adopted code or ordinance currently in effect for this jurisdiction. Span tables in particular were transcribed rather than read from the printed code, and allowable spans have been rounded DOWN so that any error falls toward requiring engineered design rather than away from it. A passing check against unverified data is NOT evidence of compliance. Confirm every value against the adopted code, and the zoning parameters against the jurisdiction's current ordinance, before submitting or building.
AS-BUILT GEOMETRY FROM DEVICE SCAN — FIELD VERIFY Existing conditions shown were captured with a mobile device scanner. Scan geometry is approximate (typically within 2-5 cm) and cannot identify what is concealed within an assembly, including whether a wall is load bearing, or the location of framing, plumbing, electrical, or mechanical work. All existing dimensions and conditions must be field verified before design decisions, ordering, or construction.
Full scope of these documents — what is and is not included
IMPORTANT — SCOPE OF THESE DOCUMENTS
These drawings were prepared with automated drafting software. They are NOT
prepared, signed, or sealed by a licensed architect or professional engineer,
and they are not an architectural or engineering service.
In California, plans for single-family wood-frame dwellings not more than two
stories and basement in height may be prepared by a person who is not a
licensed architect (Business & Professions Code section 5537). These documents
are produced in reliance on that exemption. The exemption does not apply in
every jurisdiction, does not apply to every building, and a building official
may still require that documents be prepared by a licensed professional.
NOT INCLUDED IN THIS SET, and required separately where applicable:
- Title 24 energy compliance documentation (must be produced using
California Energy Commission approved compliance software)
- Engineered structural calculations and any structural element outside
prescriptive conventional light-frame construction
- Truss design and truss calculations (by truss manufacturer's engineer)
- Boundary or topographic survey (by a licensed land surveyor)
- Soils or geotechnical report
- Fire sprinkler design, and mechanical/electrical/plumbing engineering
Structural elements shown are drawn from prescriptive code tables for
conventional light-frame construction. Any condition outside those limits
requires design by a licensed engineer.
The person or entity submitting these documents is responsible for verifying
that they are complete, correct, and appropriate for the specific site,
jurisdiction, and code edition in effect, and for obtaining every review,
approval, and permit required. Do not build from this set without that review.
What this job costs
We work out how much material the job takes. You put in what you pay per unit where you buy it, and we cost the whole project. Leave a line blank if you do not know it yet — a blank stays out of the total rather than counting as free.

Your prices are remembered and fill in automatically on your next project.
Material only, at the prices you entered. It does not include labour, equipment, permits, fees, subcontractors, waste beyond the allowances in the takeoff, overhead or profit. Quantities come from the drawn geometry and must be checked against the field before you order anything.
